在美国我父母贷款买房 房产证只写我的名字可以吗？

我父母准备贷款买condo 想直接写我的名字为了以后省些过户的钱 如果房产证不写他们的名字 还能贷到款吗？

貌似可以写3个人的名字的，我们家就是这样。

Title 与 mortgage是两回事，申请贷款是你父母的名字就可以，title可以写任何人的名字，所以当然可以写你的，只要你父母愿意。

写谁的名字不影响贷款，你是先买了房子，所以是先申请的贷款，然后才有title,房子拿到后银行才不管你写谁的名字那，他们只看申请贷款人的资金偿还能力，就是你父母。

而且就是写你父母 的名字，等房子买下来后，也可以转成你的名字，父母与子女之间，夫妻之间的title转让不需要化钱，只需要花几块钱的表格费，我曾经转让过名字。这表格在超市，邮局等就有卖的

不是的，我们曾有个房子以我老公名义申请贷款，但房子名字只写我的，银行还让老公还签了一个申明就这个房子只属于我个人。  


做抵押还是原来贷款的人，与owner无关，银行会找贷款人而不是找title上的人。除非新的owner重新做了refinancer.不只是名字改了，而且房子的financer也改为新的owner。


但夫妻之间如不是离婚的话，转让名字可以不用refinancer.
父母与孩子之间更是好多不refinancer

那个房子是贷款的抵押物吗？还是你这个贷款是用别的做抵押物的？

还贷是找借款人没错，但是在借款人违约情况下，就可以没收抵押物，通常在房贷上，就是没收房产。你这个情况，他如果不还贷，能没收你的房产吗？

他们可以以co-borrower的名义和你一起贷款，但是只用他们的名义，是不能房贷的，试想，非屋主怎么有权利去抵押掉屋主的财产呢？

你这种情况你老公只能是co-borrower，你才是borrower。否则，你是唯一屋主的条件下，他无权处置你的房产，跟他签约的银行也无权处置你的房产。

Generally no, if the lender carries on their business properly.When you grant a mortgage you are granting the lender a security interest in your property. Anyone with an ownership interest in a property must sign the mortgage document. That includes tenants by the entirety, joint tenants, tenants in common and anyone with a life estate.
