Application Fees
Landlords may legally require an application fee to cover clerical costs, background checks, and other expenses related to the application process. The application fee is almost always non-refundable.

How Do I Get My Security Deposit Back?
There are a few simple steps that renters can take to ensure a refund of their security deposit after moving from a rental property:
Renters should give the landlord notice that they intend to move out and will not renew the lease. This should be done in writing and in accordance with the required notice period stated in the lease agreement.
Renters should do a walk-through of the rental property, taking lots of pictures. Make sure to clean all of the rooms before leaving. Try to arrange a walk-through with the landlord shortly before moving out to make sure you are both in agreement on the condition of the property.
Within 30 days of moving out be sure to provide a forwarding address in writing to the landlord. The landlord or property management company is required to refund your security deposit in full, unless there is an itemized list detailing why they did not.
If you've followed these steps, and haven't damaged the rental unit beyond normal wear-and-tear, there is no reason why you should not receive your full security deposit.
Application fee一般不能refund,因为这个涉及到背景调查什么的费用。deposit是可以退的,因为lz都没住进去。所以如果房东不肯退,就上small claims吧。
另外既然都上了small claims court了的话,就要求的多点:
1. 要求准予入住
2. 要求refund application fee和deposit
最终可能判deposit一个,但是多判别的lz都是捡到皮夹子。 |
