公司位置Bronx, NY Job Description: · Preparefinancial reports, including income statements, balance sheets, cash flowforecast, variance analysis, Monthly Operating Reports, · Overseeaccounting staff, Meets regularly with department heads to keep informed and tooffer direction. · Bookkeepingfor assigned properties including A/R, A/P, general ledger, journal entry,utility analysis, rent increase, lease renewal, government compliance, taxappeal, insurance renewal and claim, mortgage compliance, credit card expensecontrol, · Performcash-on-cash analysis on opportunities for acquisitions or expansion into newareas. · Supervisesinvestment of funds; cash management, fund transfer, cash flow forecast, workswith banks and/or investment bankers to raise additional capital as requiredfor expansion. · Workwith outside CPA to file annual tax return, and annual audited financialsubmittal to HUD. issue 1099 forms annually, and file required reports timelywith Federal/State/City agencies. · Coordinatewith corporate counsels and consultants on various legal matters, control legalexpense. · Principalpersonal assistance: in charge of small properties management and 2 personalowned properties management. personal credit card control, HUD secure systemmaintenance on behalf of principal. · Assistowner and Asset Manager with other property management duties such as:purchasing, seeking competitive bids, vendor contracts, on line rentallistings, tenant relations and other duties as directed.
QUALIFICATIONS: · Bachelordegree in accounting, finance or equivalent experience 2 plus years of experience in financialmanagement with increasing responsibilities for multi-faceted direction andplanning. · Excellentverbal and written communication skills. · Excellentanalytical and organizational skills. · Mustbe proficient in Quickbooks, and Excel · Bilingual English and Chinese helpful.
